Please call 409-797-3666 with the Property Address, Type of Inspection and Permit Number. Inspections requested before 7:00 AM will be put on the schedule for the same day. Any inspection request received after 7:00 AM will automatically be scheduled for the following day.
The Building Inspection Division processes building, electrical, mechanical, plumbing, and miscellaneous permits. Division staff monitors activities to insure compliance with federal, state, and local guidelines and ordinances.
When a Permit is Required
You need a permit for the following:
Adding rooms, decks, porches, or accessory buildings
Block the sidewalk, parking lane, etc. temporarily with a construction dumpster, temporary fence, machinery, debris, etc.
Building or modifying a deck
Building or modifying a sign
Building or replacing a fence
Building retaining walls over 4 feet in height measured from bottom of the footing to top of the wall
Food establishments (new or altered) require additional permit for grease traps
Installing new siding
Place any fill on a property (requires drainage plan)
Replacing a roof, or portions of a roof
Replacing an electric stove with a gas model
When in doubt, check with the Permitting Division at 409-797-3660. Construction without a permit will result in double or triple permit fees, and may result in corrective action through Municipal Court.

It is our goal to help your project proceed as smoothly as possible and for you and your team to have a pleasant experience developing in the City of Galveston. To accomplish this, the City offers a free service called Pre-Development Meetings.
Any person associated with a development proposal may attend the meeting (property owner, business owner/manager, design professionals, etc). Representatives of the Planning and Development Division, Building Division, Public Works/Engineering Department, and Fire Marshal’s Office attend the meeting. Other City of Galveston staff members may attend if needed.
If your project involves an existing structure or building, you may be required to elevate your building to the current required flood elevation, this requirement could add significant costs to your project. Please discuss with the City of Galveston Flood Plain Administrator, FEMA or a registered professional engineer to find out what may be required for your project to meet current flood insurance program requirements. Historic Structures are exempt from this requirement.
Pre-Development meetings can be scheduled through our office. They are held the 2nd and 4th Friday of each month at 9 a.m., 10 a.m., and 11 a.m.
